That portion of the South Half of the Northwest Quarter (S/2NW/4) and Southwest
Quarter of the Northeast Quarter (SW/4NE/4) lying North of US Highway 24 in
Section Seven (7), Township Seven South (7s), Range Fifteen West of the 6th
P.M., Osborne County, Kansas
General Description:
This tract of land contains approx. 84 total acres. There is approximately 19
acres of irrigated land under the Webster Irrigation District with the balance
being dryland cropland, creeks, wildlife habitat & farmstead. The farmstead

General Description:
This tract of land contains approx. 57 total acres. There is approximately 52
acres of irrigated land under the Webster Irrigation District with the balance
being grass & waste. This property also has a water right allowing 18.5 acre
feet at a rate of 225 gpm. Capacity and functionality of the existing irrigation
well is unknown.

Bases are approx. as follows; Tact 1; Wheat -22.9 acres W/26 bu. yield,
Corn – 11.7 acres W/113 bu. yield, Grain Sorghum – 11.6 acres W/89 bu. yield,

Possession:
Possession of the farmstead, creeks & waste will be immediate upon closing.
Possession of all acres planted to wheat will be immediately following the 2010
wheat harvest.

with the Buyer & Seller sharing equally the owner’s policy expense. The mortgage
