Half of the Southeast Quarter (N/2SE/4) of Section Three (3), Township Seven (7)
South, Range Seventeen (17), West of the 6th P.M., Rooks County, KS.

General
Description: This property contains 65.5 Cultivated
acres with a 26.5 acre wheat base w/34 bu. Yield, .3 acre corn base w/42 bu.
Yield and a 18.8 acre Sorghum Base w/49 bu. Yield. The balance is excellent
native grass. The cultivated & native pasture ground with the wet draws provides

Property
Location: Property is located 4 Mi. E to 23 Rd and 2
Mi. N. of Stockton, Ks. This will put you Southeast corner of the property and
it is located on the west side of the road. The intersection at 23 and G roads
is the NE corner.
Title
Insurance: Title insurance shall be used to prove
clear & merchantable title with the Buyer & Seller sharing equally the owner’s
policy expense. The mortgage policy, if required will be the expense of the
buyer.
Possession:
March 1, 2009 on pasture and unplanted acres. Possession of all acres planted to
wheat this fall will be immediately following the 2009 wheat harvest.
Taxes
The 2008 and prior years taxes will be paid in full by the
sellers. All subsequent years taxes will be the responsibility of the buyer.
2007 Taxes were $347.96
Mineral Reservation:
excepting and reserving unto said grantor(s), its successors, and assigns an
undivided one-half (½) interest in and to the oil and gas and other minerals in
and under and that may be produced from the afore-described real estate for a
period of fifteen (15) years from date of deed, and as long thereafter as oil
and gas or other minerals are being produced and mined from said land, or
operations, or development for oil and gas or other minerals are being
conducted, together with the right of ingress and egress for the purpose of
drilling, mining and exploring said land for oil, gas and other minerals
reserved and excepted here from. This reservation unto grantor(s) shall be
non-participating as to all bonuses and delay rentals, and the grantee(s), the
heirs and assigns, shall have the sole and exclusive right to execute and convey
oil and gas leases, provided however, that such lease or leases shall reserve,
at least, the usual one-eighth (1/8) royalty interest. Grantee(s) further agree
to accept any reasonable offer of an oil and gas lease covering the captioned
premises.

rent agreement and the Buyer(s) will not be receiving any crop shares or 2007
